Understand what you are buying—and what the inspection covers
Apartments, units and townhouses can have different access and ownership arrangements from detached houses. Before booking, it is important to establish which areas can be inspected and whether nominated elements are private or common property.

A clear inspection scope
A residential pre-purchase inspection references AS 4349.1–2007. For group-titled property, relevant requirements of AS 4349.2–2018 are considered when agreeing the inspection and reporting scope. If a timber pest inspection is booked, AS 4349.3–2010 is the relevant timber pest reference.
The inspection may include accessible rooms, balconies and other nominated areas, depending on ownership, permission and safe access. Roof spaces, external walls, foundations and shared facilities may be inaccessible or outside the booked scope. Restrictions are documented rather than treated as evidence that an area is defect-free.
Consider the wider property information
The physical inspection does not include a body corporate records search, financial review or legal interpretation of maintenance responsibilities. Arrange those checks separately with suitable advisers. Provide available plans and permission for any requested common-area access before the visit.
Does a unit inspection cover the whole complex?
No. A private-lot inspection is not a whole-building assessment. Any additional common-property inspection needs a separate agreed scope and access authority.
Is a timber pest inspection worthwhile in an apartment?
The appropriate scope depends on the building, materials, location and access. Discuss the property with us rather than assuming it is either immune to timber pests or suitable for unrestricted inspection.
Who organises access?
Usually the buyer coordinates with the agent, with body corporate or building management permission where required. We confirm access requirements before booking.
