Termite Workings Found in a Tewantin Roof Void

During an inspection of a Tewantin home for a buyer, Chris Jacobson identified termite workings and mudding inside the roof void.

According to Chris, two previous inspections had not identified these workings. By crawling further into the safely accessible roof space and examining the area closely, he located evidence that warranted further investigation.

How Chris assessed the findings

Chris carried out a visual assessment, supported by a moisture meter and thermal imaging camera. No live termites were detected during the inspection.

However, the absence of live termites did not establish that the property was free from termite activity or concealed damage. The workings raised important questions about previous infestations, treatment history and the condition of inaccessible timber.

What Chris recommended

Chris recommended:

  • Obtaining the property’s termite history, including information about previous infestations, treatments and repairs.
  • Further invasive investigation to assess concealed areas and establish the extent of any damage.
  • Installation of a termite barrier, with the appropriate system selected and installed by a suitably qualified termite management professional.
  • Ongoing timber pest inspections at least annually, or more frequently where recommended.

These were recommendations made following the inspection. This case study does not claim that further investigations, repairs or barrier installation were subsequently completed.

Why thorough roof-void access matters

This inspection highlights the value of examining safely accessible roof-void areas closely. Chris’s hands-on building background and extensive inspection experience helped him identify the workings and recognise the need for further enquiries.

Roof-void access varies between properties. Clearances, construction, insulation and safety concerns can restrict an inspection, and those limitations need to be recorded.

The buyer was pleased that Chris identified the termite evidence and brought it to their attention, giving them important information to consider before making their property decision.
