Understand your home’s maintenance needs
You do not have to be buying or selling to benefit from an inspection. A building maintenance inspection helps existing owners understand visible deterioration and concerns that may warrant repairs, monitoring or further assessment.

What can be reviewed?
Within the agreed scope, an inspection may cover accessible building elements, visible moisture-related concerns, deterioration of finishes, drainage observations and nominated areas of concern. Roof spaces and subfloors are subject to safe access. It does not include dismantling materials or a full assessment of concealed construction.
The report documents observations, restrictions and recommendations. It is a condition assessment, not a guarantee of future performance, a complete maintenance schedule for every component or a contractor’s quotation.
Standards suited to the purpose
Maintenance inspections are scoped for an existing owner’s needs; they should not be described as automatically identical to an AS 4349.1 residential pre-purchase inspection. Relevant technical references depend on the issue. A separately booked timber pest inspection references AS 4349.3–2010. New-work tolerances are not applied indiscriminately to normal ageing.
How often should I arrange an inspection?
The appropriate interval depends on the building’s condition, exposure and previous findings. Discuss your property with us; urgent concerns should not wait for a routine visit.
Are repairs included?
No. The service identifies and reports observations. Repair work, quotations and specialist testing are arranged separately.
Can I combine it with a timber pest inspection?
Ask when booking. We can confirm an appropriate combined scope, access requirements and fee.
