A condition record before work begins
Construction, demolition, excavation and other nearby works are good reasons to document a property’s existing visible condition. A dilapidation inspection creates a dated record of the nominated areas before work starts.
BPI Sunshine Coast North prepares scoped condition records for owners and those arranging works. Agreeing the purpose, property boundaries and required access before the visit helps ensure the report addresses the intended areas.
What does the report record?
The agreed record may include visible cracking, existing damage and other notable conditions in accessible internal and external areas. Photographs and written observations identify where findings were recorded. Surrounding structures or surfaces are included only if specifically agreed and access is authorised.
The report records conditions observed on the inspection date. It does not establish the cause of existing damage, predict the effect of future works or provide engineering certification.
Arrange the inspection early
Provide the location, proposed work and start date, areas to be recorded, site contacts and any reporting requirements. Permissions are needed for neighbouring properties. If work has already begun, tell us before booking; the report cannot retrospectively establish an untouched baseline.
Is there one Australian Standard for every dilapidation report?
We agree the technical scope and any project-specific requirements before accepting the engagement. A dilapidation record is not automatically an AS 4349.1 pre-purchase inspection or a QBCC workmanship assessment.
Does the report prove who caused later damage?
No. It provides a condition record that may assist comparison. Causation and liability can require additional technical or legal assessment.
Can you return after the work?
A comparison inspection of agreed areas can be quoted separately. Consistent access and the original report assist the comparison, but hidden or inaccessible areas remain limitations.
