Understand the property before auction day
Auction campaigns can move quickly. A pre-auction building and timber pest inspection gives you information about the property’s visible condition before you decide whether to bid.
Chris Jacobson helps Sunshine Coast North buyers understand inspection findings in plain English. Tell us the auction date and any earlier decision deadline when you enquire so we can confirm whether an inspection and report can be arranged in time.
Building and timber pest findings in context
The residential building inspection references AS 4349.1–2007, while the timber pest inspection references AS 4349.3–2010, within the booked scope and access limitations. Reports document observed findings, restrictions and recommendations for further investigation where appropriate.
An inspection does not establish market value, provide legal advice or guarantee the absence of concealed defects. Discuss auction terms and contractual implications with your solicitor or conveyancer.
How to arrange your inspection
Send the address, property type, agent’s contact details and auction date. Access needs to be arranged with the agent or owner. Let us know about particular concerns or renovation plans so these can be considered when agreeing the scope.
Can I book close to auction day?
Ask us as early as possible. Availability and report timing must be confirmed; do not assume a last-minute booking can be accommodated.
Should I rely on a seller’s existing report?
Check who commissioned it, its date, scope, access restrictions and whether you may rely on it. An inspection commissioned for you provides a direct opportunity to discuss your requirements with the inspector.
Do you inspect units as well as houses?
Yes, with the scope and access agreed for the property. Private-lot inspections do not automatically include all common property or a review of body corporate records.
