A building condition assessment for your investment property
Owning a rental property involves more than checking how it is being occupied. A landlord property inspection focuses on the visible condition of agreed building elements, helping you understand maintenance concerns and identify when specialist assessment is recommended.
BPI Sunshine Coast North works with landlords and property managers across Noosa, Coolum, Nambour, Bli Bli, Gympie and surrounding areas. Chris Jacobson combines practical building experience with a clear, straightforward reporting approach.
What can a landlord inspection cover?
The agreed scope may include visible deterioration, moisture-related observations, accessible internal and external building elements and nominated concerns raised by the owner or manager. Reports record observations and access limitations, supported by photographs where appropriate.
Tell us about known problems, previous repairs and the intended use of the report. Access to an occupied property must be arranged through the owner or property manager in accordance with applicable requirements. We do not assume permission to enter or photograph tenants’ belongings.
Different from a routine tenancy inspection
This is a building condition service. It does not replace a property manager’s routine tenancy inspection, entry or exit condition report, or assessment of tenant conduct. It is also not a comprehensive rental compliance certificate, electrical safety inspection, smoke alarm certification or pool safety certificate.
Relevant technical references depend on the agreed assessment. If booked, a timber pest inspection references AS 4349.3–2010. A landlord condition assessment is not automatically a pre-purchase inspection under AS 4349.1.
Can my property manager arrange the visit?
Yes. Provide their details so access, the inspection scope and report recipient can be confirmed.
Can timber pests be checked at the same visit?
Ask for a combined quote. The timber pest component must be included in the agreed booking rather than assumed.
Will the report say the property meets every rental requirement?
No. It reports the agreed building condition assessment. Specific compliance checks and legal obligations should be addressed separately with appropriate professionals.
