An independent inspection before you accept your new home
Your new home is a major investment. Before handover, an independent inspection can help you understand its visible condition and identify concerns to discuss with your builder.

What can a handover inspection cover?
The agreed inspection may include accessible internal finishes, doors and windows, cabinetry, visible wet-area finishes, external finishes and other completed building elements. We record observed concerns with photographs and explain recommended next steps. Checks depend on the property’s completion stage, access and agreed scope.
For relevant new-work concerns, assessment can draw on the QBCC Standards and Tolerances Guide and applicable requirements for the work. The guide is a reference, not a substitute for the contract, relevant standards or statutory certification.
Arrange access before handover
Contact us with the property address, expected completion date and proposed handover date. We will confirm the scope, access arrangements, fee and report timing. Where relevant, provide plans, specifications and a list of concerns before the visit.
Is this the same as a building certifier’s final inspection?
No. This is an independent condition and defect inspection. It does not issue an occupancy approval or replace the builder’s responsibilities or statutory certification.
Can you guarantee every defect will be found?
No. The inspection is limited to the agreed scope and safely accessible conditions at the time. Concealed work and specialist systems may need separate assessment.
What happens after the report?
Use the documented findings to discuss concerns with your builder. A return visit to review nominated items can be quoted separately if required.
