Document concerns while your home is still new
After moving into a new home, you may notice concerns that were less obvious at handover. An independent inspection helps document nominated visible issues so you can discuss them with your builder and seek advice on the appropriate next steps.
BPI Sunshine Coast North provides new-home defect inspections, sometimes called builders warranty or end-of-defects-period inspections. The service assesses condition within an agreed scope; it does not decide warranty or insurance entitlement.
A practical assessment of visible concerns
Provide your completion date, contract information, previous defect lists and correspondence relevant to the concerns. The agreed inspection may consider accessible workmanship, finishes, visible cracking, moisture-related observations and nominated building elements.
Relevant assessment may reference the QBCC Standards and Tolerances Guide, applicable Australian Standards, manufacturer requirements and the requirements relevant to the work’s construction date. AS 4349.1 is a pre-purchase reference, not a blanket warranty assessment standard.
Do not assume every deadline is the same
A builder’s contractual defects period, QBCC processes and insurance arrangements can have different requirements and time limits. Confirm your circumstances promptly with the relevant adviser or QBCC. Booking an inspection does not extend a deadline or replace notifying the appropriate party.
Should I wait until the end of the defects period?
No. Raise concerns promptly and allow time for an inspection and any further advice. Urgent safety or active water-entry concerns need timely attention.
Will every reported item be covered by the builder?
Not necessarily. Responsibility and coverage depend on the circumstances. Our report documents findings; it does not promise rectification or a successful claim.
Can this replace a handover inspection?
The timing and purpose differ. A handover inspection records concerns before acceptance, while a later defect inspection considers the agreed issues after completion.
