Understand the property before you buy
A building and timber pest inspection can help buyers understand the condition of a property and plan for further investigation or maintenance. The findings may help you discuss concerns with your solicitor, conveyancer or relevant specialist before making a purchase decision.
What does an inspection cover?
A standard pre-purchase inspection is a visual assessment of accessible areas within the agreed scope. The report records the findings, relevant access limitations and recommendations for further assessment.
Issues that may need investigation include visible cracking, moisture staining, timber deterioration and signs of timber pest activity. The significance of a finding depends on its location, extent and the property’s circumstances.
Know the limits
An inspection cannot guarantee that every defect will be found, that concealed areas are free of damage or that a building complies with all regulations. Thermal imaging and moisture readings are inspection aids; they do not reveal every concealed defect.
A building inspection does not replace specialist electrical, plumbing, engineering or pool assessments. Ask about these separately if they are relevant to the property.
Before booking
- Provide the property address and inspection type.
- Confirm access arrangements and which areas are included.
- Tell the inspector about any specific concerns and contract deadline.
- Confirm the price and report timing before booking.
